Strategy

BRRRR builds a rental portfolio with recycled capital. The five steps:

Buy

Acquire an undervalued property — often with short-term hard money or a bridge loan.

Rehab

Renovate to force appreciation and make it rent-ready.

Rent

Place a tenant so the property produces income.

Refinance

Refinance into a long-term DSCR loan based on the new value — pulling your original capital back out.

Repeat

Use the recovered capital to do it again.
