How fast can you close?

We move fast and stay on top of every file to keep your closing on track.

Do I need to show income or tax returns?

Not for DSCR loans — those qualify on the property's cash flow. Other programs vary, and we'll tell you exactly what's needed up front.

What's the difference between hard money and DSCR?

Hard money is short-term, asset-based capital built for speed (great for flips). DSCR is longer-term financing for rentals based on cash flow. We offer both.

What are LTC, LTV, and ARV?

LTC is loan-to-cost (purchase + rehab); LTV is loan-to-value; ARV is the after-repaired value. Fix-and-flip loans are sized against these.

Do you fund first-time investors?

Yes — at every stage. Tell us about the deal and your plan and we'll structure something that fits.

Can I borrow in an LLC?

Yes. Our investor programs are built for entity borrowing.

How do rehab draws work?

Rehab funds are released in draws as work is completed and inspected. We turn draws around quickly so your project keeps moving.

What if my deal doesn't fit one lender's box?

We shop it across our network of 109+ lenders. A single-balance-sheet lender can only offer its own box — we bring the whole market to your deal.
